Walk-round 3D models from your drawings

Let your clients walk through the scheme before a brick is laid.

Send us your plans and survey. We build a 3D model of the scheme by hand and give you one link your client opens on a laptop or phone: walk round at eye level, lift the roof off, measure a room and print simple floor plans.

From £750 per scheme, plus VAT. Nothing to install.

What your client gets

One link. The whole scheme.

A private, password-protected page for each scheme. It runs in any web browser, so your client needs nothing but the link.

Walk through it

Orbit the site from outside, then step in and walk round at eye level. Mouse and keys on a computer, touch on a phone.

Lift the roof off

Take the roofs or the upper floor away to see the layout, switch furniture and dimensions on and off, and list every room with its area.

Measure anything

A measuring tool that snaps to walls and corners, so "will the sofa fit" gets answered without a phone call to you.

Print plans to scale

Simple floor plans drawn from the same model, printed or saved as PDF from A4 to A1 at a true scale.

Order renders

Frame any view in the model, inside or out, and send it to us. It comes back as a photoreal render to share with family and friends.

Made for your clients

Built to feel the space, not to set it out.

Every model is built closely from your drawings, but it is a model, not a measured survey. Where the drawings are silent we make a sensible call, so it will be very close to your plans rather than exact to the millimetre.

That is the point. You already have CAD, BIM and survey tools for accuracy. Most clients struggle to read plans, and this lets them understand the layout, walk the rooms and get a feel for the space before anything is built.

Floor plans

Plans your clients can actually read.

Architectural drawings carry everything a builder needs, which is exactly why clients find them hard going. Ours are simplified, and drawn from the same model so they always match it.

  • Room names, sizes in metres and feet, and areas
  • Floor levels and furniture, so rooms make sense
  • Printed to a true scale, A4 to A1

Clients who understand the layout give you clearer, earlier feedback, which makes the design and planning stages smoother for you.

How it works

From your drawings to a client link.

  1. Send the drawings

Floor plans and elevations as PDFs and, importantly, the topographical survey, so the building sits on its real site.

  2. We build the model

Modelled by hand from your drawings, as close to them as we can get. Where something is not drawn, we make a sensible call and tell you.

  3. You review it

You get the link first. One round of amends is included, so it goes to the client the way you want it.

  4. Your client explores

Share the link and password. They can walk it, measure it and print plans, as often as they like for a year.

  5. Renders, if wanted

You or your client frame any view and send it from the model. We return it as a photoreal render, priced per image.

Why architects use it

Your clients understand the scheme. You get better feedback.

For clients

Built for people who cannot read plans.

Not another tool for your team. It is for the client who nods at the drawings and then asks on site why the kitchen is so small.

Human

A person builds every model.

No automated conversion guessing at your linework. Each model is built by someone who reads drawings the way you do, and you deal with that person directly.

Efficient

Fixed prices, nothing to learn.

Nothing to install for you or your client, no licence, no training. You send PDFs, you get a link.

Made in the UK

Designed and built in Yorkshire.

Developed in the UK and run from North Yorkshire, by a team that has been through a barn conversion of its own and knows what clients ask.

Questions

What architects ask first.

What do you need from us?

Floor plans and elevations with levels, as PDFs, and the topographical survey. Sections help on anything with vaulted ceilings or split levels. Photos of the existing building are useful on conversions.

What if there is no topographical survey yet?

We can model the building on a flat or simply sloped site and add the real ground when the survey arrives, as a round of amends. The outside will look generic until then.

How accurate is the model?

Very close to your drawings, but it is a model for understanding the design, not a measured or construction drawing. Where the drawings leave something open we make a sensible call and note it. Your drawings always take precedence.

Can we use it in a planning application?

Not as a submitted drawing or a verified view. It is most useful before submission, to get a client comfortable with the scheme and to talk neighbours or family through it.

How long does a model take?

Usually within two weeks of receiving complete drawings. We give you a date when we confirm the order.

We already draw in 3D. Do we need this?

Probably not for your own team. What you are buying is the client's experience: one link, nothing to install, works on a phone, walk-round views and simple plans they can print and measure.

What can the client do with it?

Walk round inside and out, lift the roof off, switch furniture and dimensions on and off, measure between walls, list rooms with their areas, and print simple floor plans to scale. It is for viewing only, so the design cannot be changed.

How do changes work?

One round of amends is included: one list of changes, sent together. After that each round is £100 plus VAT. Clients send their changes to you, and you decide what comes to us.

How do renders work, and who pays?

You or your client frame a view in the model and send it from the page. We confirm by email before starting, with the price, and check the render against the plans so what is in the picture is where it is in the drawing. We invoice whoever you tell us to.

How do we pay?

Half the model fee on order and the balance when the included amends are done. Invoices can be paid by card or bank transfer. All prices exclude VAT.

What happens after the first year?

The link stays live for 12 months. After that it is £100 plus VAT a year to keep it running, or we take it down and keep the model on file in case you need it again.

Is it private?

Each scheme has its own password-protected link, hidden from search engines. We do not publish or reuse your drawings or your client's model without your permission.

Can it carry our branding?

Yes, ask us. Your business name can sit on the client's page alongside ours.
